Kirt Gilliland has been a leader in the San Diego design and construction industry for over 35 years.
During the first 11 years of his career, Kirt worked as a project engineer, project superintendent, project manager and division leader for two regional general contractors. Then, in 1994, Kirt left the general contractor industry to establish a construction management division for a local commercial real estate firm. During the last 24 years as a construction project manager/owners representative, Kirt has managed more than 180 projects valued in excess of $1 billion.
Kirt’s multifaceted project experience includes complicated tenant improvements, as well as large ground-up construction projects. He has managed the design, permitting, bidding and construction of a wide variety of project types, including large corporate tenant improvements, electronic labs, chemistry labs, biology labs, private schools, university buildings, churches, buildings for non-profits, parking structures, museums performing art centers, mixed-use buildings, affordable housing and multifamily/private residential projects. Several of Kirt’s ventures have been in excess of 100,000 ft.² with values ranging from several hundred thousand dollars to over $70 million.
During the initial stages of a project, Kirt’s scope of services include strategic planning, due diligence, scheduling, budgeting, design team selection, design management, value engineering, estimating, constructability review, entitlements and permitting. Once design and permitting are complete, Kirt then handles bidding and management of the construction process including construction observation, change order review, budget management, document control, schedule monitoring and recovery planning, FF&E installation management and occupancy.
Kirt is a graduate of the University of Southern California with a B.S. in Civil Engineering and is a licensed general contractor in the State of California. Kirt and his wife of 25 years, Tiffany, live in Rancho Bernardo and have two children. One is a graduate of the University of Colorado, Boulder and works in the Bay Area and the other is a senior at the University of Oregon, Eugene.
In 2014, Kirt was recognized by San Diego Metro Magazine as one of its, “Men who Make a Difference.”
